  • Compare dwelling coverage, personal property, liability, loss-of-use, and ordinance or law limits.
  • Write down every deductible, including wind, hail, hurricane, wildfire, or percentage deductibles.
  • Check roof settlement terms and any new exclusion or limitation.
  • Decide whether you need separate flood, earthquake, or other hazard coverage.

Red flags while shopping

  • The quote is cheaper because the deductible is much higher.
  • The quote lowers dwelling coverage below realistic rebuilding cost.
  • The quote changes roof claims to actual cash value or restricts wind/hail losses.
  • The provider requires phone consent before showing anything useful.
  • The quote does not clearly show effective date, replacement cost terms, or exclusions.
