Match the major coverage terms

Compare dwelling coverage, other structures, personal property, loss of use, liability, medical payments, replacement-cost terms, and ordinance or law coverage. If the limits differ, the premium comparison is not apples to apples.

Dwelling coverage (Coverage A) is usually the most significant number on a declarations page. It represents the amount the insurer will pay to repair or rebuild your home's structure after a covered loss. This number should reflect actual rebuild cost — the cost of labor and materials to reconstruct the home — rather than market value, which includes the land beneath the home. If the dwelling limit on a competing quote is significantly lower than your current policy, find out why before assuming it is a meaningful savings.

Personal property coverage (Coverage C) protects your belongings. It can be written on a replacement-cost basis — meaning you receive money to buy a new comparable item — or an actual cash value basis, which deducts depreciation from the settlement. The difference between these two settlement methods can be thousands of dollars in the event of a large loss, but replacement cost coverage typically costs more in premium. Make sure you are comparing the same settlement basis when reviewing competing quotes.

Ordinance or law coverage is frequently overlooked but matters significantly for older homes. If a covered loss requires you to bring the rebuilt portion of the home into compliance with current building codes, standard policies often do not cover that upgrade cost. Ordinance or law coverage fills that gap. Check whether the competing quote includes it, excludes it, or offers it as an endorsement at an additional cost.

Compare every deductible

Look beyond the main deductible. Wind, hail, hurricane, wildfire, earthquake, or water-related deductibles may be separate. A quote with a lower premium may shift more risk to you after a loss.

Many homeowners focus on the all-peril deductible listed prominently on the declarations page without noticing that there are additional deductibles for specific perils. In coastal states, a hurricane or named-storm deductible is common and is typically expressed as a percentage of the dwelling limit rather than a flat dollar amount. A 2% hurricane deductible on a $400,000 dwelling means the homeowner pays the first $8,000 of a hurricane-caused loss. This is substantially different from a flat $1,000 deductible, and it changes the real-world financial exposure significantly.

In hail-prone regions such as the Great Plains and parts of the Southeast, insurers increasingly offer policies with a separate wind and hail deductible. In high-risk wildfire areas, some policies include a separate wildfire deductible. Water backup coverage, if purchased as an endorsement, often carries its own deductible as well. Before concluding that a cheaper quote is actually cheaper, locate every deductible on both the current policy and the competing quote and compare them side by side.

Ask about underwriting conditions

Some insurers may require roof documentation, home inspections, repairs, tree trimming, wildfire mitigation, or updated electrical, plumbing, or roof information. Ask before canceling the old policy.

Underwriting conditions are requirements the new insurer places on you as a condition of issuing or continuing coverage. These conditions are sometimes disclosed during the quote process, but they may also arrive after the policy is issued, triggered by a post-binding inspection. Common conditions include requiring proof that a roof is less than a certain age, that a wood-burning stove is properly installed and insured, or that an outbuilding meets certain construction standards.

If an underwriting condition is imposed after you cancel your previous policy, you could find yourself in the position of needing to complete repairs before coverage is confirmed, while having no existing policy in force. Asking upfront about what inspections are required and whether coverage is subject to any conditions after binding can prevent this situation. Some insurers will let you review inspection requirements before you commit to switching, which is worth requesting.

Avoid gaps

Do not cancel an existing policy until the replacement policy is confirmed and effective. If you have a mortgage, confirm lender requirements and escrow timing before changing insurers.

A gap in coverage — even a single day — can have real consequences. Mortgage servicers monitor insurance coverage and are notified when a policy lapses. If they detect a gap, they may force-place coverage on the property at a much higher cost and charge it to your escrow account. Even without a mortgage, any loss occurring during a gap period is entirely uninsured, which can be financially devastating for a major event like a fire or severe storm.

Coordinate the effective date of the new policy carefully. The new policy should begin on the exact date and time the old one ends — usually at 12:01 AM on the renewal date. If you are switching mid-term to capture savings, make sure the new policy is fully bound and confirmed before you request cancellation of the existing one. Get written confirmation from both the new insurer and the outgoing insurer that the dates align correctly.

Avoid a lapse and check your claims history

Bind the new policy to start the moment the old one ends, with no gap. Even a short lapse can raise rates and create problems with your mortgage.

Insurers also pull a claims-history report (often a CLUE report) when you apply. You can request your own to make sure it is accurate before you shop, since an error there can affect every quote you receive.

Understanding the CLUE report and why it matters

The Comprehensive Loss Underwriting Exchange (CLUE) report is a consumer reporting product maintained by LexisNexis Risk Solutions. It records insurance claims activity associated with a property address and with individual policyholders. When you apply for homeowners insurance with a new carrier, underwriters almost always pull a CLUE report for your address and may pull one for you personally as well. The report can show claims going back up to seven years.

The CLUE report includes details on each claim: the date of loss, the type of loss (fire, water, wind, etc.), the amount paid or the amount reported, and the insurer that handled it. Even a claim that was reported but resulted in no payment may appear. Claims by prior owners of the property also appear on the property-level report, which means a history of water claims by the previous owner can affect your quote even though the losses predate your ownership.

Under the Fair Credit Reporting Act (FCRA), you are entitled to request your own CLUE report at no charge once every 12 months. LexisNexis provides a process for consumers to do this through its personal reports portal. Reviewing the report before shopping lets you identify any errors — misattributed claims, duplicate entries, or claims that should have aged off — before they affect a quote. If you find an error, you have the right to dispute it through LexisNexis, and the agency is required to investigate and correct legitimate errors.

One practical step before switching insurers is to request the report, verify that it is accurate, and share any relevant context with new insurers during the application process. If a large claim shows up that was due to a burst pipe later repaired and mitigated, explaining that context upfront — with documentation — can sometimes improve the underwriting outcome compared to letting the insurer draw conclusions from the report alone.

Mid-term cancellation and prorated refunds

When you cancel a homeowners insurance policy before the renewal date, the insurer typically refunds the unused premium for the remaining policy period. However, the calculation method determines how much you actually receive. There are two common methods: pro-rata and short-rate.

A pro-rata refund returns exactly the portion of premium corresponding to the unused days of coverage. If you are 90 days into a 365-day policy and cancel, you would receive roughly 275/365 of the annual premium back. This is the straightforward calculation, and some insurers use it. However, many insurers apply a short-rate calculation instead, which returns slightly less than the pro-rata amount. The short-rate method builds in a small penalty — sometimes 5-10% of the remaining premium — to cover the insurer's administrative costs and to compensate for the fact that they bore the full risk of a large loss during the policy period without receiving the full-year premium.

The practical implication is that mid-term switching is not always as financially beneficial as it appears. If your current policy has nine months remaining and the penalty from a short-rate calculation reduces your refund by $80-120, that reduces the first-year savings from switching. If the new insurer also offers a lower rate at renewal going forward, the math still favors switching. But if the savings are modest and the renewal is only a few months away, waiting until renewal may produce a better financial outcome without the short-rate penalty. Ask your current insurer specifically which refund calculation method they use before making a mid-term cancellation decision.

Admitted vs. surplus lines insurance

When you receive quotes from different insurers, one important distinction to understand is whether the carrier is an admitted insurer or a surplus lines (also called excess and surplus, or E&S) insurer. This distinction matters not just for price but for your legal protections if the insurer encounters financial difficulty.

Admitted carriers are insurance companies licensed and admitted in your state. Their rates and policy forms must be approved by the state's department of insurance before they can be used. Admitted carriers are subject to rate regulation, meaning they generally cannot change rates without state approval. Most importantly, admitted carriers participate in the state's insurance guaranty fund, which provides a safety net to policyholders if the insurer becomes insolvent. Guaranty fund limits vary by state but typically provide coverage up to a specified amount per claim, often $300,000 to $500,000 for property claims.

Surplus lines insurers are not licensed in your state as admitted carriers. They operate under a different regulatory framework that allows them to write risks that admitted carriers decline — often higher-risk properties or unusual coverage situations. Surplus lines carriers can be legitimate, well-capitalized companies, but there is a key consumer protection difference: they are generally not covered by the state guaranty fund. If a surplus lines insurer becomes insolvent, policyholders may have little recourse beyond the insolvency proceeding itself. In high-risk markets like coastal Florida, some homeowners end up with surplus lines coverage because admitted carriers have stopped writing in their area. Understanding which type of insurer you are dealing with is important context when evaluating any quote.

Notifying your mortgage lender

If your home has a mortgage, your loan agreement almost certainly includes a requirement to maintain adequate homeowners insurance at all times, with the lender listed as a loss payee or additional insured on the policy. This requirement exists because the lender has a financial interest in the property that secures the loan. When you switch insurers, you must notify the mortgage lender — or more precisely, the loan servicer that manages your monthly payments — to update their records.

When notifying your servicer, you will typically need to provide: the new insurer's name and address, the new policy number, the policy effective date, the dwelling coverage amount, the annual premium amount, and confirmation that the lender is listed as mortgagee on the policy. Some servicers have a specific process for this, including an insurance tracking department or a third-party service that manages evidence of insurance. Your new insurer's agent can often handle the mortgagee notification directly as part of the policy issuance process, but it is worth confirming that it happened rather than assuming it did.

The mortgagee clause on the policy is the specific provision that names your lender and specifies how claim proceeds are handled when there is a loss. The name and address on the mortgagee clause must match your lender's or servicer's records exactly. If you have refinanced recently, the servicer may have changed, and the mortgagee clause on the existing policy may list the wrong entity. Updating both the new policy and verifying the mortgagee clause at switching time prevents issues when a claim occurs.

If you switch insurers without notifying the lender, your mortgage servicer may not receive the evidence of insurance they require. In that case, they are contractually authorized to purchase a lender-placed policy (also called force-placed insurance) at your expense. Force-placed insurance is typically far more expensive than a standard market policy and provides narrower coverage — it protects the lender's interest in the structure but does not cover your personal property or provide liability coverage. Avoiding force-placed insurance is one of the most practical reasons to notify your lender promptly when switching.
